Fairfield Beach side inventory stayed tight, and buyers kept moving fast
Here is the one thing I want you to take away first. Inventory in Fairfield 06824 fell nearly 30% from a year ago. That is doing a lot of the work on price and pace, and it is not slowing down.
The Real Estate Data Aggregator counted 59 homes for sale in Fairfield 06824 for the three months ending August 31, 2026. That is down 29.8% from the same period a year before. Nearly 3 in 10 fewer choices for buyers, in a market that was already tight.
Buyers are still outbidding the list price, and doing it faster
The Real Estate Data Aggregator put the average sale-to-list ratio at 105.9% for the three months ending August 31, 2026. That is up 1.5 points from the year before. Homes are not just selling over asking. They are selling further over asking than they were twelve months ago.
Nearly half of all homes, 49.6% to be exact, went under contract within two weeks of listing. That share jumped 11.7 points in one year. If you are buying in sections like Beach, University, or Greenfield Hill, two weeks is a real deadline, not a suggestion.
Fewer new listings are coming in, too
The Real Estate Data Aggregator counted 115 new listings in Fairfield 06824 for the three months ending August 31, 2026. That is down 7.3% from a year ago. Demand has not dropped at the same pace. That gap is part of why prices held.
National prices kept rising, which matters here
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. They also rose 0.3% from the prior month in July, seasonally adjusted. Buyers in Fairfield 06824 are not competing in a vacuum. When prices are rising nationally, the urgency here does not ease up.
- The Real Estate Data Aggregator shows Fairfield 06824 had 1.3 months of supply, a median sale price of $1,350,000, and 63.2% of homes selling above list, all for the three months ending August 31, 2026. Inventory was down nearly 30% from a year ago, and homes were going under contract 11 days faster than they did twelve months before.
- The median price edged up 0.9%.
- Not a dramatic jump, but it held, and the pace of competition picked up.
One thing I always tell people: the ZIP code average does not tell your street's story. A home in Sasco or on the Beach side can read very differently from one in Stratfield or Fairfield Woods, even though they are in the same town. Send me your address and I can tell you what the numbers actually look like for your block.
