Fairfield's starter market stayed tight even with more homes for sale

I want to say this plainly before anything else. More homes came to market in 06825 this summer. That is true. But the market absorbed them without blinking. Supply held at 1.6 months, the same as a year ago, according to the Real Estate Data Aggregator. If you own here, more competition showed up. Buyers did not slow down.

To put that in context: Realtor.com reported that nationally, active listings topped 1.16 million homes in September 2026. Nationally, price cuts hit 20.8% of listings, the highest share since October 2022. That is not what the Real Estate Data Aggregator shows for 06825. This part of Fairfield ran its own race.

Buyers paid above asking, and that did not change

More than half of homes sold above their asking price. The Real Estate Data Aggregator put that share at 56.5%, up 0.8 points from a year before. The average sale came in at 104.2% of list price, also up 1.4 points. That is not a market where buyers are pushing back.

Nationally, Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That kind of rate tends to slow buyers down in most markets. In 06825, the Real Estate Data Aggregator data does not show that slowdown in the three months ending August 31, 2026.

The Real Estate Data Aggregator found that 35.6% of homes went under contract within two weeks of listing. That is down 2.6 points from a year before. Not every home sold fast. A small share took longer to find a buyer. But the median was still 39 days, 6 days shorter than 2025.

What nearby pricing looks like, for comparison

Just over the line into 06880, Westport Avenue had a new 4-bedroom construction listed at $6.495 million as of October 28, 2026. A 3-bedroom on Main Street in the same area was listed at $1.199 million. Those are Westport prices, not 06825 prices. The Real Estate Data Aggregator put the median sale in 06825 at $750,000. Different market, different buyer.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. The Real Estate Data Aggregator shows 06825 kept pace with that, up 3.4% over the same window.

The honest part

New listings were up 24.6% in 06825. Homes for sale rose 46.9% to 47 active listings. More sellers showed up. That is real competition for anyone listing now. The market absorbed it, but a home that is not well positioned will feel that pressure more than the numbers suggest.

In short
  1. The Real Estate Data Aggregator counted 92 homes sold in 06825 in the three months ending August 31, 2026. Supply held at 1.6 months.
  2. More than half of homes sold above list.
  3. Prices rose 3.4%.
  4. The market is tight.
  5. But more listings are arriving, and the homes that take longer to sell are the ones that were not priced to match what buyers actually paid.

One more thing worth saying: these are ZIP code numbers. Stratfield, Brooklawn, Fairfield Woods, Lake Mohegan, Lake Hills, and Tunxis Hill all sit inside 06825. One street can read very differently from the ZIP code average. If you want to know where your block stands, I can tell you.
