More listings showed up, but this part of Fairfield stayed tight
More homes came to market in the 06825 zip code this summer. But the market did not loosen the way that number might suggest. The Real Estate Data Aggregator counted 47 homes for sale in the three months ending August 31, 2026. That is up 46.9% from the same period a year before. Still, supply sat at just 1.6 months, unchanged from a year ago. That tells you where the leverage still lives.
Nationally, the picture looks different. Realtor.com reported active listings topped 1.16 million homes for sale in September 2026. Realtor.com also reported that price cuts hit 20.8% of listings that month, the highest share since October 2022. That is the national story. In 06825, prices did not cut. They climbed.
Sellers got more than their asking price, more often
The Real Estate Data Aggregator found that the average sale price came in at 104.2% of list price. That is up 1.4 points from a year before. More than half of homes, 56.5%, sold above list price. That share is up 0.8 points year over year. Homes sold fast too. Thirty-five and a half percent went under contract within two weeks of listing, even though that share was down 2.6 points from last year.
Rates are making buyers work harder
The rate picture is real and worth naming. CNBC reported the average contract rate on a 30-year fixed mortgage at 7.50% as of October 14, 2026. Redfin reported rates climbed above 7% by the end of September, the first time since January 2025. Redfin also reported that 14.5% of homebuying deals fell through in September, the highest share in Redfin's records. Pending home sales nationally fell 4% from a month earlier, on a seasonally adjusted basis, according to Redfin. That is the backdrop buyers here are working against.
Even so, demand in 06825 did not stall. The Real Estate Data Aggregator counted 73 pending sales in the three months ending August 31, 2026, up 32.7% from a year before. Buyers who were ready moved. The ones who hesitated likely watched a home go to someone else.
What this means if you are selling
More listings came to market. That is true. But they did not pile up. The Real Estate Data Aggregator shows 1.6 months of supply, unchanged from a year ago. Buyers still had limited choices. Pricing right still matters more than ever, because the homes that priced well sold fast and over ask. The ones that did not are still sitting.
What this means if you are buying
More homes came to market in 06825 than a year ago. That is real choice you did not have last summer. But 1.6 months of supply is still a seller's market. When the right home shows up, being ready to move is not optional. Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. This market ran ahead of that pace.
- The 06825 zip code, covering Stratfield, Brooklawn, Fairfield Woods, Lake Mohegan, Lake Hills, and Tunxis Hill, saw more activity in every direction through the three months ending August 31, 2026. More listings, more sales, faster closings, and prices still going over ask.
- Supply stayed at 1.6 months.
- That did not change.
- Neither did the balance of power.
One thing I always say: the zip code average is a starting point, not a verdict. One street in Stratfield can read very differently from one in Tunxis Hill. If you want to know what the numbers look like for your specific block, text me your address.
