Norwalk is moving faster even as the national market slows

Redfin reported in October 2026 that sellers outnumbered buyers by 62.6% nationally in September. That is a real shift. But the numbers on the ground here in Norwalk tell a different story. Supply is tighter, prices are up, and homes are moving faster than they were a year ago. National headlines are not wrong. They just are not about this market right now.

The number that matters most: supply is shrinking

The Real Estate Data Aggregator counted 110 homes for sale across Norwalk in the three months ending August 31, 2026. That is down 9.1% from the same months in 2025. Fewer choices for buyers means more pressure on the homes that do come to market. Realtor.com reported active listings nationally grew 5.5% year over year in September. Norwalk moved the opposite direction.

Prices are rising in every part of Norwalk

Every part of Norwalk posted a higher median price than a year ago. The Real Estate Data Aggregator put the 06851 gain at 11.5%, the strongest of the three. The Federal Housing Finance Agency reported U.S. prices rose just 2.6% from July 2025 to July 2026. Norwalk ran well ahead of that pace.

Most homes are selling above asking price

Real Estate Data Aggregator. In 06850 and 06851, more than 7 in 10 homes sold above list price. In 06855, the share dipped 10.4 points from a year ago, which is the one honest softening in this market.

That dip in 06855 is worth naming. The Real Estate Data Aggregator shows 54.6% of homes there sold above list, down 10.4 points from a year ago. Days on market in 06855 also stretched 12 days longer. That part of Norwalk, which covers East Norwalk, Marvin Beach, and SoNo, is still a seller's market. It just moved a little closer to balance. Realtor.com reported 20.8% of listings nationally took a price cut in September. That pressure has not shown up in Norwalk's prices yet, but it is worth watching in 06855.

Half of 06850 went under contract within two weeks

Real Estate Data Aggregator. The 06850 figure is up 10.9 points from a year ago. The 06851 figure slipped 3.4 points. The 06855 figure is up 5.6 points despite the longer days on market overall.

The Real Estate Data Aggregator counted 50% of homes in 06850 going under contract within two weeks. That is up 10.9 points from the same period in 2025. In a market where Redfin says buyers are at their lowest count nationally since 2013, that speed tells you the buyers who are active here are moving quickly when the right home appears.

Mortgage rates are a real headwind

Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. CNBC reported Fannie Mae's forecast puts the 30-year fixed rate at 7.4% in the fourth quarter of 2026. That cost is real for buyers here. It has not stopped Norwalk's market from moving, but it does change what buyers can afford and how they weigh their options.

The Real Estate Data Aggregator counted 176 homes sold across Norwalk, nearly flat with a year ago. New listings edged up 1.6%, so supply is not vanishing. But the homes that came to market sold fast, and 110 available homes for a market that closed 176 in three months is still very thin.

In short
  1. Nationally, sellers have the upper hand and buyers are pulling back.
  2. In Norwalk, supply is down 9.1%, prices are up in every ZIP code, and half of one part of town is going under contract in under two weeks.
  3. Rates above 7% are a real cost.
  4. But if you are pricing or timing a move here, the local numbers are running ahead of the national mood.

One thing I want to be honest about: these are ZIP code numbers. West Norwalk, Rowayton, Silvermine, SoNo, East Norwalk, and Marvin Beach each have their own rhythm inside those ZIP codes. A street in Rowayton reads very differently from a street in East Norwalk, even when they share a ZIP. If you want to know what is actually happening on your block, send me your address.
