Norwalk prices rose, but not every part moved the same way

The Federal Housing Finance Agency counted U.S. house prices up 2.6% from July 2025 to July 2026. Norwalk beat that number. But the story splits depending on which part of town you are in.

The Real Estate Data Aggregator tracked three months ending August 31, 2026 across Norwalk's three ZIP codes. Prices rose in all three. Speed and competition did not move the same way.

The Real Estate Data Aggregator put the median sale price in 06855 at $891,000, up 10.1% from the same three months in 2025. That is the highest median of the three ZIPs.

In 06851, the Real Estate Data Aggregator counted a median of $724,500, up 11.5%. That is the strongest price gain of any Norwalk ZIP this period.

In 06850, the median came in at $710,000, up 7.2%, according to the Real Estate Data Aggregator.

How fast homes sold

This is where the split shows up most clearly. Speed moved in opposite directions.

Real Estate Data Aggregator. 06855 took longer to sell and saw fewer homes go above list price, even as its median price led the town.

The Real Estate Data Aggregator counted a median of 41 days on market in 06855. That is 12 days longer than a year ago. The share of homes selling above list price there fell 10.4 points, to 54.6%.

In 06850, the median was 27 days, 11 days shorter than a year ago. More than 7 in 10 homes there sold above list price.

So 06855 carries the highest prices, but buyers there have a little more time and a little more room to negotiate. That matters when you are picking a price or writing an offer.

In 06851, 45.1% went under contract that fast. That share fell 3.4 points from a year ago.

In 06855, 29.6% went under contract within two weeks, though that share did rise 5.6 points from a year ago.

Supply stayed tight across all three ZIPs

The Real Estate Data Aggregator counted 110 homes for sale across all three ZIPs combined. That is down 9.1% from a year ago. New listings across Norwalk rose just 1.6%, to 187.

With supply this thin, pricing carefully still matters more than ever. There is not enough inventory to give buyers many alternatives.

Norwalk compared with the national picture

The Federal Housing Finance Agency reported U.S. house prices up 2.6% from July 2025 to July 2026. All three Norwalk ZIPs outpaced that number this period.

The national figure is a useful floor. Norwalk's gains ran from 7.2% to 11.5%, depending on which part of town you are looking at.

What this means for you

If you are selling in 06850 or 06851, the pace is fast and buyers are competing. Pricing at or slightly below market has been producing offers above list.

If you are selling in 06855, prices are still rising. But buyers are taking more time. That 41-day median is something to plan for, not panic over.

If you are buying anywhere in Norwalk, supply is thin in all three ZIPs. The Real Estate Data Aggregator counted just 110 homes for sale across the whole town.

In short
  1. Prices rose across all of Norwalk in the three months ending August 31, 2026. The biggest gain was 11.5% in 06851. The biggest shift in pace was in 06855, where the median days on market rose 12 days to 41. One ZIP code average will not tell you what your street is doing.
