One part of Norwalk is moving much faster than another
The Real Estate Data Aggregator counted 176 homes sold across Norwalk in the three months ending August 31, 2026. That number looks steady. But the speed underneath it is not the same everywhere. One part of the city is moving at nearly twice the pace of another. If you are buying or selling, that gap is the thing to know first.
The speed gap, side by side
The Real Estate Data Aggregator tracked how many homes went under contract within two weeks of listing. In West Norwalk and the areas covered by ZIP 06850, that share was 50%. It was up 10.9 points from the same three months in 2025. In East Norwalk and the areas covered by ZIP 06855, it was 29.6%. That is a real difference in how ready a buyer needs to be, and how a seller should price.
For buyers in the 06850 area, half the homes are gone before most people even schedule a second look. You need financing locked and a clear sense of your number before you walk in. In 06855, you have a little more time. Not a lot, but some.
Days on market tell the same story
The Real Estate Data Aggregator put the median days on market at 27 in 06850 and 28 in 06851. Those two are close. But 06855 came in at 41 days, and that was 12 days longer than the same period a year ago. That is the one part of Norwalk where time on market is growing, not shrinking.
Prices are up across all three areas
Slower speed in 06855 did not mean lower prices. The Real Estate Data Aggregator put the median sale price there at $891,000, up 10.1% from a year before. That is the highest median of the three areas. In 06850, the median was $710,000, up 7.2%. In 06851, it was $724,500, up 11.5%.

Most homes are still selling above list
The Real Estate Data Aggregator found that 71.4% of homes in 06850 sold above list price. That share was up 14.7 points from a year before. In 06851, it was 70.2%. In 06855, it was 54.6%, down 10.4 points from a year ago. More than half still sold over asking in 06855. But the direction is different from the other two areas.
Supply is tight everywhere, but tightest in 06850
The Real Estate Data Aggregator counted 110 homes for sale across all of Norwalk in this period. That was down 9.1% from a year before. By area: 42 homes for sale in 06850, 51 in 06851, and 17 in 06855. Months of supply was 1.8 in 06850, 1.9 in 06851, and 2.4 in 06855. All three are low. None of these areas has a lot of room to choose from.
What the national picture adds
Norwalk's price gains are running well ahead of the national pace. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Norwalk's three areas all came in above that. Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September, the highest since October 2022. Norwalk is not showing that pattern in the same way, though 06855 is the one area where the numbers are softening at the edges.
Mortgage rates are also a real factor right now. Realtor.com reported rates surged above 7% for the first time since January 2025. That affects what buyers can carry, and it is part of why pricing carefully matters more than it did a year ago.
What this means if you own a home here
If your home is in the 06850 area, the data from the Real Estate Data Aggregator suggests strong demand. Homes are moving in 27 days at the median, and 50% are gone within two weeks. Pricing to the market, not above it, is still the move. You do not need to leave money on the table, but you also do not need to test the ceiling.
If your home is in 06855, the median is higher but the pace is slower. Days on market grew 12 days longer than a year ago. That means prep and pricing matter more. A home that is not ready, or priced too high for its condition, will sit. And sitting is more noticeable in a market where the sale to list ratio slipped to 103.7%, down 2.7 points from a year before.
