Ridgefield buyers still moved fast, even with rates above 7%

Rates crossed 7% again. Realtor.com reported that in September 2026. That is the first time since January 2025. And yet Ridgefield buyers kept moving. The Real Estate Data Aggregator counted 45.5% of Ridgefield homes going under contract within two weeks of listing, in the three months ending August 31, 2026. That share is up 4.6 points from the same stretch a year before. Rates did not slow the committed buyers down.

For buyers, that pace is the hard part. If you are waiting to see how a home sits, someone else is probably not waiting. For sellers, the signal is real: serious buyers are still here, even with borrowing costs where they are.

The Real Estate Data Aggregator counted 123 homes sold in Ridgefield in those three months. That is up 12.8% from the same period in 2025. The median sale price came in at $1,200,000, up 17.6% year over year. Those are not small moves. And supply stayed tight: only 55 homes were for sale, down 17.9% from a year before, with just 1.4 months of supply.

The Real Estate Data Aggregator shows 62.6% of Ridgefield homes sold above list price in those three months. That is down 2.5 points from the year before. So not every home sailed over asking. The average sale-to-list ratio came in at 104.3%, also down 2.3 points from 2025. The direction is worth noting. But 104.3% still means the average home sold above what it was priced at. That is a seller's result, even in a rate environment Realtor.com described as the highest since January 2025.

The national picture, and why Ridgefield reads differently

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026. That is the highest share since October 2022. Active listings across the country grew to 1.16 million homes. The Federal Housing Finance Agency put U.S. house price growth at 2.6% year over year through July 2026. Ridgefield's 17.6% price gain over the same window is a different story entirely. More supply nationally has not translated into more supply here. Ridgefield's 55 homes for sale, down 17.9%, tells that plainly.

New listings came in, but not enough to loosen things up

The Real Estate Data Aggregator counted 93 new listings in Ridgefield in those three months. That is up just 1.1% from 2025. Pending sales came in at 88, down 5.4% from the year before. So demand eased a little. But with only 1.4 months of supply, this market stayed firmly in seller territory. A balanced market usually runs at five or six months. Ridgefield is nowhere near that.

What this means if you are thinking about selling

Median days on market was 33 days, 4 days longer than the same period in 2025. So not every home moved in a week. The homes that priced well still drew strong offers. The ones that did not sat a little longer. That 4-day shift is worth knowing before you pick a number. One section of Ridgefield, say Village Center versus West Mountain, can read very differently from the town-wide figure.

In short
  1. Ridgefield in the three months ending August 31, 2026: 123 homes sold, median price $1,200,000, up 17.6%.
  2. Nearly half went under contract within two weeks.
  3. Almost two in three sold above list.
  4. Supply stayed thin at 1.4 months.
  5. Rates topped 7% nationally, and buyers here kept moving anyway.
