Rowayton buyers kept paying up while much of the U.S. cooled
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Rowayton moved in a different direction entirely. The Real Estate Data Aggregator counted 17 homes sold in Rowayton in the three months ending August 31, 2026. The median sale price for those homes was $2,500,000, up 23.5% from the same three months a year before. That gap between the national number and the local one is the story.
Nationally, Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025, and price cuts hit 20.8% of listings in September, the highest since October 2022. Fannie Mae, as reported by CNBC, forecast the average 30-year fixed rate at 7.4% for the fourth quarter of 2026. That backdrop made Rowayton's numbers harder to get, and more meaningful once you see them.
Buyers paid over asking, and did it more often
The Real Estate Data Aggregator shows the average sale price in Rowayton came in at 108.8% of list price for the three months ending August 31, 2026. That is up 4 points from the same period a year before. Nearly two out of three homes, 64.7% to be exact, sold above list price. That share was up 23.5 points from a year ago. Homes moved fast too. The median was 15 days on market, 23 days shorter than the same stretch in 2025.
Only 8 homes were available for sale during the period, down 11.1% from a year before. New listings did rise, up 30% to 13 homes. But pending sales jumped 38.5% to 18, so demand absorbed supply quickly. That 1.4 months of supply leaves very little room for a buyer to wait.
What this means if you own here or want to
For sellers, the data from the Real Estate Data Aggregator shows what real buyers paid, not what anyone hoped. For buyers, it shows how much the delay cost over the past year. Rowayton is a coastal village with its own Metro North station, about 55 minutes to Grand Central. It behaves like a market of its own, not like the broader Norwalk numbers and not like the national trend. One street can still read very differently from the ZIP code as a whole.
