Rowayton stayed tight even with rates above 7%
Realtor.com reported that mortgage rates surged above 7% for the first time since January 2025. Nationally, that pushed price cuts to 20.8% of listings, the highest share since October 2022. Rowayton did not follow that script.
The Real Estate Data Aggregator counted 17 homes sold in Rowayton in the three months ending August 31, 2026. That is the same number as the same stretch a year before. Supply dropped, not demand.
The Real Estate Data Aggregator put months of supply at 1.4, down 0.2 months from a year ago. Only 8 homes were listed for sale at any one time. New listings rose 30%, yet inventory still shrank. Buyers absorbed everything that came on.
Sellers got more than they asked
The Real Estate Data Aggregator put the median sale price at $2,500,000, up 23.5% from the same three months in 2025. Homes sold in a median of 15 days. That is 23 days faster than a year ago. The average home sold for 108.8% of its list price.
Nearly two in three homes sold above asking
The Real Estate Data Aggregator counted 64.7% of Rowayton homes selling above list price. That share was up 23.5 points from a year before. If you are buying, that means the list price is often a floor, not a ceiling.
Pending sales point to more of the same
The Real Estate Data Aggregator counted 18 pending sales in that same window, up 38.5% from a year before. That pipeline is real. It tells you demand did not stall when rates moved.
One number did ease slightly. The Real Estate Data Aggregator showed that 27.8% of homes went under contract within two weeks of listing, down 3 points from a year ago. Not every home flew out in days. But the ones priced well still moved fast.
The wider picture
The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Rowayton's 23.5% price gain over the same stretch ran well ahead of that national pace. This is not a national story playing out locally. It is its own market.
Zillow reported the typical new home buyer's monthly payment nationally was $3,037. Rowayton buyers are working with a very different set of numbers. Flood zone and flood insurance questions are worth raising on any waterfront or low-lying property here before you settle on a price.
- Rates above 7% slowed a lot of markets.
- Rowayton was not one of them.
- Supply stayed at 1.4 months, homes sold in 15 days at a median of $2,500,000, and nearly two in three sold above asking.
- One street can still read differently from the zip code as a whole.
