Southport stayed tight even as more homes came on
Nationally, Realtor.com reported active listings topped 1.16 million homes for sale in September 2026. Southport did not follow. The Real Estate Data Aggregator counted just 8 homes for sale here in the three months ending August 31, 2026, the same number as a year before. More listings came to market, but very few stayed.
The Real Estate Data Aggregator shows 25 homes sold in the three months ending August 31, 2026. That is up 92.3% from the same period in 2025. New listings rose too, up 33.3% to 16. But homes moved fast enough that inventory never built up.
Sales nearly doubled, yet supply barely moved
One month of supply is the number to hold onto. The Real Estate Data Aggregator put Southport at 1 month in the three months ending August 31, 2026, down 0.9 months from a year before. Most agents consider six months a balanced market. Southport was nowhere near that.
Prices dipped a little, but sellers still came out ahead
The Real Estate Data Aggregator put the median sale price at $1,700,000 for the three months ending August 31, 2026. That is down 5.6% from the same period in 2025. A small dip, and worth naming honestly. Even so, the average home sold at 105.1% of its list price, up 0.2 points from a year before.
The Real Estate Data Aggregator shows 64% of Southport homes sold above list price in the three months ending August 31, 2026. That share slipped 5.2 points from a year before, so not every home drew a bidding war. But nearly two in three did. That is still a strong result for sellers.
The national rate picture is worth knowing
Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That matters for buyers who need financing. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Southport's median dipped 5.6% over a similar stretch, so this village moved differently from the national trend.
Realtor.com also reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. In Southport, with only 8 homes for sale and 1 month of supply, sellers were not in the same position as the national average.
Pending sales point to more activity ahead
The Real Estate Data Aggregator counted 16 pending sales in the three months ending August 31, 2026, up 45.5% from a year before. That is the pipeline. Homes are still going under contract at a healthy pace, even as rates sit above 7%.
