Southport stayed tight even as more homes came to market
The one number that tells the story: the Real Estate Data Aggregator counted only 1 month of supply in Southport for the three months ending August 31, 2026. That is down 0.9 months from the same period a year before. More homes came to market and the village still absorbed them almost as fast as they arrived.
If you own here, that number matters. Added competition did not open the door for buyers the way a rising supply figure usually does. If you are buying, 16 new listings is more to work with than a year ago, but 1 month of supply is still a tight market by any measure.
New listings rose, but demand kept pace
The Real Estate Data Aggregator counted 25 homes sold in Southport in those three months. That is up 92.3% from the same period a year before. New listings rose 33.3% to 16. Demand grew faster than supply did. That is why 1 month of supply is the result, not a looser market.
Sellers still had the upper hand on price
The Real Estate Data Aggregator put the average sale-to-list ratio at 105.1% for the three months ending August 31, 2026. That is up 0.2 points from a year before. Nearly two in three homes sold above list price. That share did slip 5.2 points from last year, so not every home drew a bidding war. But 64% is still a high share.
The median sale price came in at $1,700,000, down 5.6% from the same period in 2025. A dip in the median does not always mean prices fell. It can reflect which homes sold. With only 25 sales in three months, one or two smaller homes in the mix can move that figure. The sale-to-list ratio tells a different story, and it held firm.
What the national picture adds
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Southport's median dipped 5.6% over the same general window. That gap is worth noting. It does not mean Southport weakened. It means this village moves on its own terms, with a small number of sales and a buyer pool drawing on New York finance incomes. One or two transactions shift the median here in ways they would not in a larger market.
- Southport added listings, closed more sales, and still ended the three months ending August 31, 2026 with 1 month of supply.
- Homes sold in 35 days on average, 2 days faster than a year before.
- The sale-to-list ratio held above 105%.
- The median price dipped, but with only 25 sales in three months, that figure moves on small samples.
- The market stayed tight.
One more thing worth saying: Southport is its own coastal village with its own Metro North station and its own price point. The year-to-date average sale price across all of Fairfield sits around $1.4 million. Southport's median for this period came in at $1,700,000. These are not the same market, even though they share a town boundary.
And one street in Southport can read very differently from the village as a whole. Eight homes for sale is a small number. Where yours sits, what it backs up to, and how it is priced against the 25 that actually closed matters more than the zip code average.
