Southport stayed tight even as more homes came to market

By Merry Hampton
Real estate, Southport

New listings in Southport rose 33.3% year over year, according to the Real Estate Data Aggregator. That sounds like relief for buyers. But only 8 homes were actually for sale at any one time. Supply stayed at 1 month. More listings came in, and more buyers absorbed them.

The Real Estate Data Aggregator counted 25 homes sold in Southport for those three months. That is up 92.3% from the same period in 2025. Pending sales rose 45.5% too. Buyers were not waiting around.

Prices dipped a little, but sellers still got more than list

The Real Estate Data Aggregator put the median sale price at $1,700,000, down 5.6% from a year before. That is a real dip, and worth naming. But the average sale came in at 105.1% of list price. Sellers were still getting offers above what they asked.

The Real Estate Data Aggregator also found that 64% of homes sold above list price in those three months. That share is down 5.2 points from last year. Not every home drew a bidding war. But nearly two in three did sell over asking.

Homes moved in 35 days, and nearly half went under contract in two weeks

The Real Estate Data Aggregator recorded a median of 35 days on market. That is 2 days shorter than a year ago. And 43.8% of homes went under contract within two weeks of listing. That share is down 10.8 points from last year, so the fastest sales are slightly less common. Still, almost half of homes found a buyer before the second weekend.

What the national picture adds

Nationally, mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Southport's 5.6% price dip runs against that national gain. That is worth keeping in mind when you set a number.

Realtor.com also reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Southport's 105.1% sale-to-list ratio sits well above that national pressure. This village is not the same market as the country at large.

What this means if you own here

Supply held at 1 month even as more listings came in. That tells you demand kept pace with every new home that hit the market. If you are thinking about timing a sale, that balance still favors a seller who prices carefully.

The median price did fall 5.6% year over year. So the market is not forgiving of an aggressive number. The homes that sold above list were priced to attract competition, not to chase it.

What this means if you are buying here

Eight homes for sale at any one time is a short list. When new listings arrived, buyers moved. Pending sales were up 45.5%, per the Real Estate Data Aggregator. If you see something you like in Southport, the 43.8% two-week contract rate says you should not wait long.

Flood zone status is a real question in parts of Southport. Always ask about flood insurance before you go deep on any low-lying property here. It can add meaningfully to your carrying cost.

In short
  1. Southport had only 8 homes for sale and 1 month of supply for the three months ending August 31, 2026, per the Real Estate Data Aggregator.
  2. Sales nearly doubled year over year.
  3. The median price dipped 5.6%, but 64% of homes still sold above list.
  4. The market absorbed more listings without loosening.
  5. One street can read very differently from the overall numbers, so your specific home and location matter.
