Weston buyers kept bidding, even as supply ticked up
More homes came to market in Weston this summer. Buyers bid harder anyway. That is the one thing I want you to hold onto before you read anything else here.
The Real Estate Data Aggregator counted 48 homes sold in Weston in the three months ending August 31, 2026. That is down 9.4% from the same months a year before. Fewer closings, but the buyers who did close paid more than asking. The average sale reached 106.2% of list price, up 2.9 points from a year ago.
Supply did rise. The Real Estate Data Aggregator counted 34 homes for sale, up 6.3% year over year. New listings jumped 45.5%, to 48, in that same window. Months of supply sits at 2.2, up 0.3 months from last year. More choices for buyers. Still not enough to cool the bidding.
Two in three homes sold above asking
The Real Estate Data Aggregator found that 66.7% of Weston homes sold above list price in the three months ending August 31, 2026. That share is up 12 points from a year ago. Nearly 2 in 3 homes drew offers that beat the price on the sign.
Homes went fast, too
The median home in Weston went under contract in 29 days. That is 13 days shorter than the same stretch a year ago, according to the Real Estate Data Aggregator. And 40% of listings went under contract within two weeks of hitting the market, up 11.4 points from a year before.
What is happening across the region
The Westport Journal reported that 10 properties sold in Westport during the week of September 28 through October 2, 2026, for a total of $41.6 million. A year earlier, 14 properties changed hands in Westport that same week for $35.0 million. Fewer sales, higher total. That pattern rhymes with what the Real Estate Data Aggregator shows in Weston: volume is down, but prices are holding and buyers are competing.
Nationally, the Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Weston's median sale price rose 2.2% over the same general window, per the Real Estate Data Aggregator. Weston is moving with the national trend, not against it.
