Weston buyers kept bidding up the right homes

That number changes how I would price and negotiate. When 66.7% of homes are selling above list, a buyer who lowballs a well-matched property is likely to lose it. A seller who underprices may leave real money behind.

The Real Estate Data Aggregator counted 48 homes sold in Weston in the three months ending August 31, 2026. That is down 9.4% from the same period a year before. Fewer sales, but the homes that did sell drew strong offers.

The median sale price came in at $1,517,500, according to the Real Estate Data Aggregator. That is up 2.2% from the same three months in 2025. Prices did not leap, but they moved in the right direction.

Homes are moving faster

The Real Estate Data Aggregator put the median days on market at 29 days. That is 13 days shorter than the same period last year. Speed picked up even as the number of sales dipped.

The Real Estate Data Aggregator also found that 40% of Weston homes went under contract within two weeks of listing. That share is up 11.4 points from a year before. The right home, priced right, is not sitting.

More listings came to market

New listings in Weston rose 45.5% compared with the same three months in 2025, according to the Real Estate Data Aggregator. That brought 48 new listings to market. Buyers had more to choose from, which helps explain the slight rise in supply.

At 2.2 months of supply, Weston still sits well below what most markets call balanced. The Real Estate Data Aggregator shows that figure is up just 0.3 months from a year ago. More listings arrived, but demand absorbed most of them.

Pending sales tell the same story. The Real Estate Data Aggregator counted 45 pending sales, up 7.1% from a year before. Buyers are still committing.

The national picture

Redfin reported that U.S. home prices rose 3.8% year over year in September 2026. That was the fastest annual growth rate since June 2025. Weston's 2.2% median price gain is more modest, but the direction matches.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Local and national trends are pointing the same way.

What this means if you are thinking about selling or buying

Not every home drew a bidding war. One in three sold at or below list. The sale-to-list average of 106.2% is pulled up by the homes that matched what buyers wanted most.

Pricing too high still carries risk. Homes that missed the mark likely sat longer or came down. The 29-day median covers a wide range of outcomes.

One street in Weston can read very differently from the ZIP code as a whole. Lower Weston, Newtown Turnpike, and Devil's Den each have their own buyer profile and price range. The overall numbers are a starting point, not the whole story.

In short
  1. In the three months ending August 31, 2026, Weston homes sold fast and mostly above list.
  2. The Real Estate Data Aggregator counted 66.7% of sales above list price, a median of 29 days on market, and an average sale at 106.2% of list.
  3. Supply ticked up slightly but stayed tight at 2.2 months.
  4. The best-matched homes drew real competition.
  5. Others did not.
