Weston stayed competitive even with mortgage rates above 7%
Realtor.com reported that mortgage rates surged above 7% for the first time since January 2025. That is the headline most homeowners saw. Here is what actually happened in Weston during the same stretch.
The Real Estate Data Aggregator counted 48 homes sold in Weston in the three months ending August 31, 2026. That is down 9.4% from the same months in 2025. Fewer closings, but the ones that happened closed strong.
Two in three homes sold above asking
The Real Estate Data Aggregator shows 66.7% of Weston homes sold above list price in the three months ending August 31, 2026. That share is up 12 points from the same period in 2025. Rates above 7% did not stop buyers from competing hard on the right homes.
The average sale came in at 106.2% of list price. That is up 2.9 points from a year before, according to the Real Estate Data Aggregator. For a seller, that gap between list and sale is real money.
Homes went fast when they were priced right
The Real Estate Data Aggregator shows the median home in Weston spent 29 days on market. That is 13 days shorter than the same three months in 2025. And 40% of homes went under contract within two weeks of listing, up 11.4 points from a year before.
More sellers came to market, and buyers followed
New listings in Weston rose 45.5% compared with the same three months in 2025, reaching 48 new listings, per the Real Estate Data Aggregator. Pending sales also climbed, up 7.1% to 45. More supply came in, and demand kept pace.
The national picture looked different
Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. Active listings topped 1.16 million homes for sale across the country. The Federal Housing Finance Agency put U.S. house price growth at 2.6% year over year through July 2026. Weston's 2.2% median price gain is in line with that, but the above-list sale rate here tells a different story than the national softness.
- Rates above 7% are real, and they slowed the number of closings in Weston by 9.4%.
- But the homes that did sell went fast, went above asking, and closed at 106.2% of list.
- The market thinned a little.
- It did not soften.
