Westport prices rose faster than the national pace
Here is the number that changes your math. The Real Estate Data Aggregator counted 125 homes sold in Westport in the three months ending August 31, 2026. The median sale price landed at $2,450,000. That is up 18.9% from the same three months a year earlier. The Federal Housing Finance Agency put the national annual gain at 2.6%. Westport ran more than seven times that pace. If you own here, your pricing window is meaningfully higher than it was twelve months ago.
That price gain did not happen in a vacuum. The Real Estate Data Aggregator also showed only 57 homes for sale during that period, down 38% from a year before. Fewer choices for buyers, and buyers still showed up. New listings fell 20.2% at the same time. So the supply side tightened from both ends.
Speed held up, too. The Real Estate Data Aggregator put the median time on market at 33 days, three days shorter than a year ago. And 28.1% of homes went under contract within two weeks of listing, up 6 points from a year earlier. That is more than 1 in 4 homes gone inside two weeks.
Buyers who did win a home paid above asking. The Real Estate Data Aggregator put the average sale-to-list ratio at 104.6%, up 0.6 points from a year earlier. Just over half of all homes, 51.2%, sold above list price. That share slipped 1.7 points from a year ago, so not every home drew a bidding war. But the average still landed above list.
One more thing worth naming. The Westport Journal reported on October 24, 2026 that the first spec house on Kowalsky Farm is priced at $7.9 million. That is one data point, not the market. But it shows where new construction is landing in this town right now. Teardown and rebuild activity has been a real part of Westport for years, and that price signals where some builders see the ceiling.

One last thing I always say. The ZIP code number tells you the direction. It does not tell you what your street did. Old Hill, Coleytown, Green Farms, Compo Beach, and Saugatuck can each read differently from the Westport average. One block can flip the picture. If you want to know what your corner of town actually did, that is a different conversation.
