Wilton stayed tight even as more homes came to market
More homes came to market in Wilton this summer. That did not loosen things up. The Real Estate Data Aggregator counted 77 new listings in the three months ending August 31, 2026, up 16.7% from the same period a year before. Supply still landed at 1.1 months. That is the number that matters most for anyone watching this market right now.
For context, nationally Zillow reported that rental demand rose 19.2% year over year. That kind of pressure pushes more people toward buying. In Wilton, buyers were already competing hard. The added listings gave them a few more options. It did not give them the upper hand.
Sellers added competition. Buyers absorbed it.
The Real Estate Data Aggregator counted 110 homes sold in Wilton in those three months. That is up 23.6% from the same period in 2025. Sales grew faster than listings did. That is why supply did not build. Homes for sale actually fell 2.6% year over year, to 38 active listings.
Nationally, the Federal Housing Finance Agency reported U.S. house prices up 2.6% from July 2025 to July 2026. Wilton's median came in at $1,390,000, up 3% over the same window, according to the Real Estate Data Aggregator. That is a modest gain, but it held above the national pace.
Buyers paid over asking. By a lot.
The Real Estate Data Aggregator put the average sale-to-list ratio at 108.7% for the three months ending August 31, 2026. That is up 1 point from a year before. More striking: 82.7% of homes sold above list price. That share rose 10.8 points year over year.
Speed backed that up. The median home went under contract in 26 days, 7 days faster than a year before. And 37.7% of homes went under contract within two weeks of listing, up 2 points from a year ago, per the Real Estate Data Aggregator.
What sold recently
Good Morning Wilton reported two recent closings in town. A home on Old Highway sold for $2,725,000 in October 2026. A home on Ryders Lane sold for $2,200,000 the same month. Both sit well above the three-month median of $1,390,000, which tells you the top of this market is still active.
The bigger picture for buyers
Nationally, Zillow reported the typical new home buyer's monthly payment at $3,037 in September 2026. That is up from a year ago. Zillow also put the typical U.S. rent at $1,932 a month. That gap is part of why rental demand rose 19.2% year over year nationwide. Some of those renters will look at Wilton. Supply here is not waiting for them.
Pending sales in Wilton came in at 85 for the three months ending August 31, 2026, up 1.2% from a year before, per the Real Estate Data Aggregator. The pipeline is not slowing.
