Wilton stayed tight even as national housing got harder to read
I want to say this plainly before you read a national headline and wonder: Wilton is not that story. The Real Estate Data Aggregator counted 110 homes sold in Wilton in the three months ending August 31, 2026. That is up 23.6% from the same period a year ago. Sales went up, not down.
One point one months of supply means there is almost nothing sitting. The Real Estate Data Aggregator shows that number is down 0.2 months from a year ago. Meanwhile, Realtor.com reported mortgage rates climbed above 7% nationally for the first time since January 2025. Nationally, Realtor.com found price cuts hit 20.8% of listings in September, the highest share since October 2022. Wilton did not follow that pattern.
Homes sold faster, and for more than asking
The Real Estate Data Aggregator put the median days on market at 26 days. That is 7 days shorter than the same period in 2025. Buyers were not waiting around. The average sale came in at 108.7% of list price, up 1 point from a year ago. That means the typical Wilton home sold for more than its asking price.
That 82.7% figure is up 10.8 points from a year ago. So not only did most homes sell over asking, more of them did than before. The Federal Housing Finance Agency reported U.S. house prices rose just 2.4% year over year in August. Wilton's 3% median price gain beat that national pace.
New listings rose, and buyers absorbed them quickly
The Real Estate Data Aggregator counted 77 new listings in Wilton during those three months. That is up 16.7% from a year ago. More homes came to market, and buyers kept up. The Real Estate Data Aggregator also counted 85 pending sales, up 1.2% from a year ago. Supply rose, and demand rose with it.
The Real Estate Data Aggregator found that 37.7% of Wilton homes went under contract within two weeks of listing. That share is up 2 points from a year ago. Nearly 4 in 10 homes found a buyer in under two weeks. That is a Wilton number, not a national one.
What the national picture means for Wilton sellers
Realtor.com reported mortgage rates above 7% nationally. That matters because it shapes how buyers feel before they even search. Builder confidence fell to its lowest level in 14 years, according to Redfin. Those headlines can make a seller nervous. But Wilton's own numbers, counted by the Real Estate Data Aggregator, tell a different story for this market. Low supply, fast sales, and prices above asking are what actually happened here.
Good Morning Wilton reported that real estate sales in Wilton totaled just over $4.1 million for the week of October 16 through 22, 2026. Two homes on Old Highway and Ryders Lane sold for $2,725,000 and $2,200,000 respectively in October, according to Good Morning Wilton. Those are real Wilton prices, not averages from somewhere else.
- The Real Estate Data Aggregator counted 1.1 months of supply and 26 median days on market in Wilton for the three months ending August 31, 2026. Eighty-two point seven percent of homes sold above list.
- National rates above 7% made buyers cautious elsewhere.
- In Wilton, the pace actually quickened from a year ago.
One thing I always say: a ZIP code average does not tell you what your street is doing. North Wilton, South Wilton, Silvermine, and Cannondale can each read differently from the town number. The 26-day median is real, and so is the fact that some homes took longer. Where your home sits in that range depends on price, condition, and location within town.
