Wilton stayed tight even as the national market loosened
The national picture shifted in September. Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. Realtor.com also counted 20.8% of listings taking price cuts, the highest share since October 2022. That is the backdrop. Wilton did something different.
The Real Estate Data Aggregator counted just 1.1 months of supply in Wilton for the three months ending August 31, 2026. That is down 0.2 months from the same period a year before. Less than two months of supply means buyers have very little to choose from.
More homes sold, fewer homes available
The Real Estate Data Aggregator counted 110 homes sold in Wilton, up 23.6% from the same three months in 2025. At the same time, only 38 homes were for sale. More buyers, fewer choices. That combination puts sellers in a strong spot.
Buyers paid over asking, and did it faster
The Real Estate Data Aggregator found that 82.7% of Wilton homes sold above list price. That share is up 10.8 points from the same period last year. The average sale came in at 108.7% of list price, up 1 point year over year. Homes also moved faster. The median days on market was 26 days, 7 days shorter than a year before.
The median price held steady
The Real Estate Data Aggregator put the median sale price in Wilton at $1,390,000 for the three months ending August 31, 2026. That is up 3% from the same period a year before. For context, the Federal Housing Finance Agency reported U.S. house prices rose just 2.6% from July 2025 to July 2026. Wilton outpaced that national figure.
What this means if you own in Wilton
Nationally, sellers are outnumbering buyers. Realtor.com counted 1.16 million active listings in September 2026. That is a lot of competition in most markets. Wilton had 38 homes for sale. Those are very different situations. If you own here, buyers are still showing up and competing hard, even with rates above 7%.
What this means if you are buying in Wilton
Nearly 4 in 10 homes went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That means you do not have long to decide. Being ready with financing and a clear sense of your price before you start looking is not optional here. It is the difference between getting a home and watching it go.
